Normativas de Inspecci&oacute;n Peri&oacute;dica (ITE\/IEE)<\/h2>\n  <p>En Espa&ntilde;a, la legislaci&oacute;n obliga a los propietarios a mantener sus edificios en condiciones de seguridad, salubridad y ornato. Para ello, existen dos figuras legales clave:<\/p>\n\n  <h3>5.1. Informe de Evaluaci&oacute;n del Edificio (IEE)<\/h3>\n  <p>Regulado por el <strong>RD 7\/2015<\/strong> (Texto Refundido de la Ley de Suelo y Rehabilitaci&oacute;n Urbana), el IEE es un documento obligatorio para edificios de vivienda colectiva con m&aacute;s de 50 a&ntilde;os de antig&uuml;edad. Eval&uacute;a tres aspectos:<\/p>\n  <ul>\n    <li><strong>Estado de conservaci&oacute;n:<\/strong> Seguridad estructural, estanqueidad, etc.<\/li>\n    <li><strong>Condiciones de accesibilidad:<\/strong> Cumplimiento de requisitos para personas con discapacidad.<\/li>\n    <li><strong>Eficiencia energ&eacute;tica:<\/strong> Certificaci&oacute;n energ&eacute;tica del edificio.<\/li>\n  <\/ul>\n  <p>La periodicidad var&iacute;a seg&uacute;n la comunidad aut&oacute;noma (generalmente cada 10 a&ntilde;os).<\/p>\n\n  <h3>5.2. Inspecciones T&eacute;cnicas de Edificios (ITE)<\/h3>\n  <p>Muchos ayuntamientos tienen ordenanzas municipales que exigen ITE peri&oacute;dicas (cada 5-10 a&ntilde;os seg&uacute;n municipio). La ITE es m&aacute;s espec&iacute;fica que el IEE y se centra en el estado de conservaci&oacute;n del edificio.<\/p>\n  <p><strong>Consecuencias del incumplimiento:<\/strong><\/p>\n  <ul>\n    <li>Multas de 900&euro; a 90.000&euro; (seg&uacute;n municipio).<\/li>\n    <li>Imposibilidad de transmitir la propiedad.<\/li>\n    <li>Denegaci&oacute;n de licencias de obra.<\/li>\n    <li>Responsabilidad civil en caso de accidente.<\/li>\n  <\/ul>\n\n  <h3>5.3.
