After more than 30 years and 2,000+ real estate expertise, I can say with rotundity: every building has flaws. The difference between good and bad investment is to know which are serious, which are cosmetic and which can become structural catastrophes if not addressed in time.
In this guide, we classify the 20 most critical structural defects that we find in residential, commercial and industrial buildings, organized by building area and gravity level.
2. Defects in Cimentation (The Most Serious and Costful)
The foundation is the soul of the building. A defect here compromises global stability and may require interventions of millions of euros.
1. Variance
They occur when different areas of the building sink at different rates, usually by heterogeneity of the terrain or by uneven loads. They manifest themselves with cracks diagonals in facade (square type), doors that do not close, and slides in forged. Cost of repair: €50,000 – €500,000+ per gravity.
2. Socavation of the foundation
Loss of ground erosion support, leakage of water in buried nets, or impoverished near excavations. It is especially critical in historical buildings and in areas with a high water level. Repair cost: 100,000€ – 1M€+.
3. Corrosion of Armors in Prison
In reinforced concrete foundations, the corrosion of the armor (by carbonation of the concrete or presence of chlorides) reduces the resistant section and can cause collapse. Detectable with georade and pacometry. Repair cost: 80.000€ – 400.000€.
4. Falls in Pilots or Micropilotes
In deep foundations, the pilots can present breakages, displacements or lack of support in resistant stratum. Requires integrity tests (PIT) and sonic logging. Cost of repair: 150.000€ – 1.5M€+.
5. Land liquefaction
In seismic zones with saturated soils, an earthquake can lead to soil liquefaction, completely losing its bearing capacity. It requires advanced geotechnical studies and, in many cases, improvement of the terrain. Prevention cost: 200.000€ – 2M€.

The pillar is the most critical element of the structure. The corrosion of your armor reduces your bearing capacity and can cause the progressive collapse of the building. The most exposed areas are the bass of pillars in contact with the ground and the pillars of basements with humidity. Cost of repair: 5,000€ – 30,000€ per pillar.
7. Fissures by Flexion in Vigas
The beams under unforeseen overloads or in the absence of reinforcement can present vertical fissures in the center of the vain (maximum zone flector). If the fissure exceeds 0.3mm in width, it requires immediate structural reinforcement. Cost of repair: 3,000€ – 20.000€ per beam.
8. Fissures by Cortante in Vigas and Pillars
More dangerous than the bending, the cutter fissures are diagonal (45°) and appear near the supports. They indicate cut-off, which is fragile and sudden. They require reinforcement with carbon fiber or lace. Cost of repair: 5.000€ – 40.000€ per element.
9. Slender Pillar Pandeo
In very slender pillars (height/diameter 12), the axial load can cause pande, with progressive lateral deformation. It is a design or execution defect that compromises global stability. Cost of repair: 10,000€ – 80,000€ per pillar.

In ancient buildings, brick or masonry loading walls may present deplomes, fissures due to lack of rigidizers, or loss of section due to inadequate interventions (opening of holes without reinforcement). Cost of repair: 15.000€ – 100,000€ per wall.

11. Excessive Arrows in Forged
The vertical deformation of a forged under load. If it exceeds L/300 (Spanish regulation), it generates a sense of insecurity and can affect partitioning and carpentry. Causes: overloads, lack of chanting, flow of concrete. Repair cost: 10,000€ – 60,000€ per forged.
12. Fissures in Unidirectional Forged
Forged of beams and bolts can present ridges parallel to the beams (for lack of stiffness) or perpendicular (for overload). The fissures in the vigueta-bovedilla encounter are particularly worrying. Cost of repair: 5,000€ – 25,000€ per forged.
13. Pathologies in Reticular Forged
The reticular forged (flats with stalls) are very sensitive to puncture in the encounter with pillars. The lack of capital or puncture gun can cause sudden collapse. Cost of repair: 20.000€ – 150.000€.

Covers are particularly vulnerable to corrosion from water leaks. The combination of humidity and oxygen accelerates the oxidation of the armor, with the consequent detachment of the concrete coating. Cost of repair: 8.000€ – 40.000€.
15. Excessive vibrations in Forged
Although they do not compromise security, excessive vibrations (for lack of mass or stiffness) cause discomfort to the occupants and may damage nonstructural elements. Solution: reinforcement with collaborating concrete slabs or tanned beams. Cost of repair: 15.000€ – 80.000€.

16. Anchoring in Ventilated Falls
The ventilated facades, very common in buildings of the years 2000, present pathologies for corrosion of metallic anchors or for their fatigue. The detachment of coating parts is a serious risk for public safety. Cost of repair: 30,000€ – 200.000€.
17. Board Breaking in Cortina Walls
The curtain walls (curtain walls) depend on the sealing of seals for their pondering. The degradation of sealing (sylls, foams) causes leaks that damage the structure and interior finishes. Cost of repair: 20.000€ – 150.000€.
18. Delamination in SATE/ETICS
External thermal insulation systems (SATE) may suffer from insulation delamination from support, usually due to poor performance or untreated previous humidity. Cost of repair: 25,000€ – 120.000€.
